South Florida Restoration Co covers water damage restoration in Palm Beach Gardens, in the gated golf communities and in the townhouses, villas and garden condos around them. Most calls here start with one of three things: a storm that opened the house, an AC unit upstairs or in the attic, or a supply line in a home built in the 1980s, 1990s or 2000s. Tell us which one, and we’ll have a licensed, insured crew set up for it.

When a storm opens a window or the roof

A storm broken window over a wall streaked with rainwater and bubbled paint, with glass and palm fronds scattered on soaked carpet.

In October 2024 a tornado spun off by Hurricane Milton crossed the north end of The Acreage and did its worst damage in Avenir. The National Weather Service found impact-resistant windows shattered and blown in and heavy roof damage, with 12 structures destroyed, 48 with major damage and 152 with minor damage.

Wind damage turns into water damage as soon as rain comes through the opening. Under a broken window it trickles down the wall cavity. Under a lifted section of roof it soaks the attic insulation and shows up on the ceiling drywall a room or two away. Once the opening is covered, the wet insulation comes out, the ceiling gets dried or taken down, and moisture readings follow the water down the walls to the floor. The ceiling leak guide shows the signs that a wet ceiling is about to drop.

Golf community lakes and the district behind them

Much of the golf community land drains to lakes and canals kept by Northern Palm Beach County Improvement District. The Legislature created it in 1959, and its units include PGA National, BallenIsles and Mirasol. It lets storm water out with pump stations and gates that staff can open and close by radio, so in a long rain the lakes rise first and come back down as the water is moved out.

Yard water that reaches a house usually gets in at the low side of the lot, under a garage door or a patio slider. Once it’s inside, it counts as outside water. The wet drywall along the bottom of the wall is cut away, the carpet and pad go, and the floor is washed down before any drying equipment is set.

Upstairs leaks in 1990s and 2000s houses

Two thirds of the homes in Palm Beach Gardens went up between 1980 and 2009. In a house with a second floor and the air handler in the attic or the washer upstairs, a backed-up condensate line or a washer hose that bursts sends water into the floor framing and out through the ceiling below. The stain often shows up downstairs, a few feet from the source. Condensate overflow has its own page: AC leak water damage.

In a villa or townhouse, the same leak can reach the unit next door through the shared wall before it shows in yours.

Palm Beach Gardens ZIP codes

Homes in 33410 and 33418 are covered, including PGA National and BallenIsles. Those ZIP codes also take in small pieces of North Palm Beach, Riviera Beach and Jupiter. Don’t see your ZIP? Call anyway and we’ll check your address.

On the phone, say what let the water in: a storm opening, a line inside or water from the yard. Name the floor and the rooms, and whether the gatehouse needs a name so the truck gets in.

FAQ

Common Palm Beach Gardens questions

The impact windows held, but water still came in around the frame. How?

Wind-driven rain gets past the frame, not the glass. It's pushed in at the sill, the corners or the seal between the frame and the block, then trickles down the wall cavity. The drywall and baseboard under the window get the first moisture readings.

Our villa shares a wall with the neighbors. Does their side get checked too?

It should, if water got into the shared wall. A party wall soaks through on both faces, along with the flooring beside it. Let the neighbor or the association know, so both units get readings before anything is closed back up.

Is Avenir covered? Our address says 33412.

Yes. Avenir addresses in 33412 are covered on our Royal Palm Beach page, because that ZIP code runs well west and south of Palm Beach Gardens.
