A week of rain in 2023
Between 8 and 12.5 inches of rain fell on Stuart in the seven days before October 3, 2023, flooding Baker Road and Dixie Highway, WFLX reported.
Martin County
In Stuart, most homes share a wall, floor or ceiling with a neighbor. Call, and the water gets traced through every unit it reached and dried.
ZIP codes in the area
Some of these ZIP codes also include neighboring communities.
In Stuart, the Martin County seat where the St. Lucie River meets the Indian River Lagoon, South Florida Restoration Co arranges water damage restoration in condos, apartments and houses. A leak here is as likely to start in a riverside condo as in an old wood-frame house near downtown, and a long rain or a fall king tide can put water in the street and up the driveway.
More than half the homes in Stuart share a building with at least four other units, and many of those units are rented. In a building like that, water seldom stops at the unit it came from. An AC pan that overflows, a washer hose that splits or a toilet supply line that cracks soaks the floor, slips beneath the shared wall to the neighbor’s side and drips through the ceiling of the unit below. Every unit it touched needs moisture readings, not only the one with the puddle. Let the building manager know early so the right valve gets shut.
About 16 percent of Stuart homes are seasonal and stand empty for months. In an empty unit, a slow drip can run for weeks until a neighbor notices a stain. For water still coming through from upstairs, the guide on a leak from the condo above covers the first hour.

About one Stuart home in eight went up before 1960, and more than 500 date from 1939 or earlier. Downtown’s historic buildings run from the 1880s through the 1940s, and some of the styles are wood frame.
In a wood-frame wall, a leak soaks the studs and the bottom plate along with the drywall, and wood holds water long after the surface feels dry. So moisture readings are taken in the framing and any wood floor, and the equipment stays until the wet wood reads close to dry wood elsewhere in the house. In houses this old, the leak itself often starts at an original supply or drain line inside the wall.
In the seven days before October 3, 2023, Stuart got between 8 and 12.5 inches of rain. Baker Road and Dixie Highway flooded, county crews pulled debris out of blocked drains, and the mayor said there’s only so much the stormwater system can do with that much water. On October 2, CBS12 reported Salerno Road closed under water east of Kanner Highway.
When yard or street water gets into a house or a ground-floor unit, it’s outside water and is treated as flood cleanup. Carpet and its padding get pulled, drywall the water touched is cut above the water mark, and the slab is scrubbed before any drying gear is set.
Stuart’s water problems often start at the St. Lucie River. On June 2 and 3, 2020, heavy rain arrived on a high tide, and NOAA storm records note water pouring into some homes near the Manatee Pocket. CBS12 reported Fisherman’s Cove and the corner of Flounder and Salerno Road under water the same week. When Hurricane Nicole passed in November 2022, water ran 2 to 4 feet above normal along the intracoastal, flooding riverfront streets in Stuart and parts of MacArthur Boulevard on Hutchinson Island.
River and tide water is brackish and carries silt, so a garage or ground floor it reached is cleaned before the drying equipment goes in.
Sewall’s Point is a peninsula with the St. Lucie River on its south and west sides and the Indian River Lagoon on the east. In September 2020, a king tide on top of swells from Hurricane Teddy left up to a foot of water on some streets, South Sewall’s Point Road among them. No homes were reported flooded on the point that time, but water that deep reaches driveways and garages first. NOAA storm records for the same day note river water reaching properties in Stuart, Palm City and Port Salerno as well.
Tide water carries salt plus grit and oil from the road, so anything it soaked gets washed before it’s dried. The Martin County page covers river water pushed over a seawall, and the king tide guide covers the fall tide season.

Say if it’s a condo, an apartment or a house, what floor the unit is on, and the source: a pipe, the AC or the street. In a condo, mention whether the unit below is wet too.

Often, if drying starts soon. Readings across the boards and along the edges map the wet area. Slightly cupped boards can settle flat once dry, but buckled boards, or ones that sat wet for days, usually come up.
Usually. A musty smell in a closed-up unit points to a slow leak or humidity that built up with the AC off or set high, often around the air handler or under a sink. Moisture readings locate the wet spot before a wall is opened. Visible mold is removed once the source is fixed.
