Loxahatchee Water Damage Help for Acreage Homes

On a well, a burst line runs until the pump is off. Call, and the water comes up and the house gets dried, however far back the lot goes.

South Florida Restoration Co arranges water damage restoration and flood cleanup for homes in The Acreage, Loxahatchee Groves and the rest of Loxahatchee. Out here a house usually sits on an acre or more, draws from its own well and drains to a septic tank, and each of those changes how a flood or a burst pipe gets handled.

Swales, canals and the M-1

Dark rainwater fills a roadside swale and runs past a driveway culvert onto a wide lot with pines and a ranch house set far back.

Rain in The Acreage doesn’t go into storm drains. It runs off the yard into the roadside swale, then to the secondary canals and on to the M-1 canal, all run by Indian Trail Improvement District, which the Legislature created in 1957 to drain what was then Indian Trail Ranches. For years the area had only a quarter inch of outfall, until a 1998 permit change gave it more.

During Isaac in 2012, 15 to 18 inches fell against a forecast of 4 to 6, and the worst flooding was south of Orange Boulevard and west of Royal Palm Beach Boulevard. People in north Loxahatchee told WPTV that some houses took 2 to 3 feet of water. The levee between The Acreage and the Corbett wildlife area has since been rebuilt taller and wider over more than 5 miles.

Water that came in from a full swale is flood cleanup. The drywall is cut above the line it reached, rugs and pad are hauled out, and the concrete gets scrubbed before a single dehumidifier runs.

When the well keeps pumping

With a private well there’s no meter at the street and no utility valve to close. A burst supply line or a split washer hose keeps running as long as the pump keeps refilling the pressure tank. Switch off the breaker for the well pump first, then open an outside spigot to let the tank’s pressure down. That stops the water at the source, and emergency water removal gets what’s on the floor out so the drying can begin.

The septic tank has the opposite problem in a flood. In soaked ground it can’t take more water, so a flush or a load of laundry can come back up a tub or shower drain. That’s sewage cleanup, and anything porous it reached comes out.

Dirt roads and big lots in Loxahatchee Groves

Loxahatchee Groves has been drained farmland since 1917. Its water control district, now run by the town, keeps about 30 miles of canals and 29 miles of unpaved roads across roughly 8,000 acres. After a long rain those roads go soft. Tell us the road, the gate and where the house sits on the lot, so the truck and the hoses reach the right side. Barns, workshops and guest quarters are separate jobs, so list every building that got wet.

ZIP code 33470

The Loxahatchee ZIP code, 33470, takes in The Acreage, Loxahatchee Groves, Westlake and the western edge of Wellington, and all of it is covered. Acreage homes with a 33411 or 33412 address are covered with Royal Palm Beach. Don’t see your ZIP? Call anyway and we’ll check your address.

On the phone, mention the well and septic, whether the water rose out of the swale or a line inside let go, and which road gets a truck closest to the house.

Loxahatchee's usual water problems

01

A quarter inch of outfall

The Acreage was left with about a quarter inch of drainage outfall until a 1998 permit change, the Town-Crier reported from a 2012 history of the area's drainage.

02

Isaac's 15 to 18 inches

Tropical Storm Isaac dropped 15 to 18 inches here in 2012, hardest south of Orange Boulevard and west of Royal Palm Beach Boulevard, and the district sent water to the C-51 canal at four times its usual rate.

03

A well and a septic tank on nearly every lot

Almost all homes in The Acreage run on their own well and septic tank instead of city water and sewer.

04

Houses on their own land

About 95 percent of homes in The Acreage and 92 percent in Loxahatchee Groves are detached houses, by 2024 Census estimates.

FAQ

Loxahatchee questions we hear

The swale out front is full and water is at the slab. When should I call?

As soon as it's at the door sills or the garage. Water standing against block and slab overnight or longer wicks into baseboards and the lower drywall, and an early moisture reading shows whether it got in.

Can a truck get down our dirt road after heavy rain?

Usually. Tell us how the road looks, soft, rutted or under water, give the cross street and any gate code, and say which side of the house is easiest to reach. Hoses and cords can run a long way from where the truck parks.

My Acreage address says West Palm Beach. Is it covered?

Yes. Parts of The Acreage use 33411 or 33412, which carry a West Palm Beach mailing name. Both are covered on our Royal Palm Beach page.
