Call South Florida Restoration Co about water damage restoration in Riviera Beach, on Singer Island or in North Palm Beach, plus Lake Park and Juno Beach on the same ZIP codes. The water here usually falls into one of three groups: rain or lagoon water coming in at ground level, wind-driven rain and leaks in the island towers, or plumbing in houses and mid-rises built in the 1950s, 1960s and 1970s.

Singer Island is lined with condo towers. The tallest, the 42-story Tiara, had its residents out from 2004 to 2008 after two hurricanes damaged it. On a high floor the wind drives rain sideways, and it gets in at sliding door tracks, window frames and balcony thresholds. From there it runs under the baseboard and finds the unit below.
In a tower, management or the building engineer usually has to shut a riser or get into the unit above before drying can start, and every unit the water reached gets moisture readings. The guide for water from the unit upstairs lists what to do first.
After Hurricane Irma in 2017, the city condemned the Singer Island Yacht Club building, where water had come in through problems with the seawall. Fourteen residents had to move out. On the waterfront, ground-floor units, lobbies and parking levels take that water first. Lagoon water is outside water, so the drywall and flooring it soaked get cut out and cleaned before drying. That’s flood cleanup.
On the mainland, heavy rain can outrun the drains. In March 2026, Riviera Beach Police warned drivers away from the 100 to 400 blocks of Australian Avenue and U.S. 1, where more than a foot and a half of water stood in the road. In North Palm Beach, people on Lorraine Court, off Alternate A1A, told WFLX in 2026 that their street had flooded after afternoon storms for five years. The village said a storm drain there is two to three years away. The city’s own vulnerability study models storm surge, tidal flooding and heavier rain along the Lake Worth Lagoon.
Water that sits in the street pushes under doors and against the edge of the slab. Get rugs, boxes and cords up high, stay out of standing water near outlets, and call.
About 46 percent of Riviera Beach homes went up between 1950 and 1979, and close to 4 in 10 households rent. North Palm Beach has a median build year of 1972, and 45 percent of the village’s housing sits in buildings with 20 units or more. In houses and buildings that age, the usual sources are a water heater in a closet, a shutoff valve that won’t close all the way and drain lines that have been in place for decades. Any of those can seep for weeks behind a closet wall before the floor outside it feels damp.
Homes in 33403, 33404 and 33408 are covered. 33404 is mostly Riviera Beach and Singer Island, 33403 is mostly Lake Park, and 33408 takes in North Palm Beach and Juno Beach. Don’t see your ZIP? Call anyway and we’ll check your address.
On the call, tell us if the water rose from the street or the lagoon, or started inside at a pipe, an appliance or the unit above. In a tower, give the building name and the floor.

The water ran under the door track, across the concrete floor and down through the openings around pipes and wiring to the ceiling below. Both units need moisture readings, starting with the one where it came in.
