Short answer
Mold can take hold quickly once building materials stay wet. The EPA says that if wet or damp materials are dried within 24 to 48 hours after a leak or spill, in most cases mold will not grow. After that window, hidden moisture in drywall, carpet pad and cabinets becomes the main risk.

Mold spores float through indoor and outdoor air all the time, and the EPA notes it is impossible to get rid of all of them indoors. A leak does not bring mold in. What a leak supplies is the missing ingredient: moisture that stays put long enough for spores on drywall paper, wood or dust to start growing.
The 24 to 48 hour window
The U.S. Environmental Protection Agency puts it plainly: if wet or damp materials or areas are dried 24 to 48 hours after a leak or spill happens, in most cases mold will not grow.
Two words in that sentence matter. The first is dried. A floor that looks dry after mopping can still have wet pad underneath, and drywall can hold water inside while the painted surface feels normal. The second is most. The window is a guideline, not a guarantee, and conditions inside the home can shorten it.
That is why restoration crews measure moisture instead of judging by touch. A meter reading tells you whether a material is actually back to a normal dry level.
Why South Florida homes are more vulnerable
Mold grows best where it is warm and damp, and South Florida is both for much of the year. A few local factors add to that:
- Humid outdoor air. Opening windows to dry a room often lets in air that is wetter than the air inside.
- AC systems that run constantly. Air handlers produce a steady stream of condensate. A clogged drain line or rusted pan can leak slowly into a closet floor or ceiling for weeks before it is noticed.
- Power outages after storms. When the AC is off in summer heat, indoor humidity climbs quickly, and any wet materials sit in ideal conditions.
- Condos and high-rises. Water from one unit can travel into shared walls and the unit below, where it may go unseen.
- Slab-on-grade construction. Flooring installed over concrete can trap moisture from a leak between the slab and the floor covering.
Where mold usually shows up first
Mold rarely starts in the middle of an open wall. It tends to appear where moisture collects and air does not move:
- The bottom few inches of drywall and the back of baseboards
- Under sinks, especially at the cabinet floor and back panel
- Carpet pad and tack strip along walls
- Inside the air handler closet, around the drain pan and on the closet floor
- Behind refrigerators, washing machines and dishwashers
- Ceiling drywall below bathrooms, AC units and water heaters
- Window sills and the drywall below leaking windows or sliding doors
Early signs to watch for
Visible growth is not always the first thing people notice. Pay attention to:
- A musty or earthy smell that lingers, often stronger when a closet or cabinet is opened
- New stains or discoloration on drywall, ceilings or grout, especially stains that spread or darken
- Bubbling, peeling or blistering paint, which often means moisture is behind the surface
- Warped or soft baseboards and trim
- Spotting in black, green, gray or white on surfaces near a past leak
What to check, and when
This is a general guide. Every leak is different, and the amount of water, the materials involved and indoor humidity all affect the timeline.

Flooding is its own case. CDC guidance is blunt: if a home has been flooded and closed up for several days, assume it has mold.
What can be dried and what has to go
The deciding factors are the type of material, how long it was wet, and whether the water was clean.
Usually dried and kept when caught early and the water was clean:
- Concrete, tile and stone
- Solid wood framing and studs
- Many metal and hard plastic surfaces
- Drywall that got wet briefly and dries quickly
Often removed:
- Carpet pad
- Drywall that stayed wet for days, is swollen or crumbling, or shows growth
- Insulation inside wet walls
- Particleboard and MDF cabinet bases and shelves that have swollen
- Ceiling tiles
- Anything porous soaked by sewage or outside flood water
The EPA notes that absorbent or porous materials such as ceiling tiles and carpet may have to be thrown away if they become moldy, because mold can fill the crevices in those materials and be difficult or impossible to remove completely.
Health effects in plain terms
Not everyone reacts to mold the same way. According to the CDC, exposure can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash in some people. People with asthma or mold allergies may have more severe reactions, and people with weakened immune systems or chronic lung disease face additional risk.
If anyone in the home has symptoms or a health condition that makes them more sensitive, talk to a doctor, and consider keeping that person out of affected areas while cleanup happens.
When to bring in professional remediation
Small surface spots on hard, non-porous surfaces are something many homeowners handle themselves. Professional mold remediation makes more sense when:
- The affected area is larger than about 10 square feet
- Growth is inside walls, under flooring or in the AC system
- The original water was sewage or outside flood water
- A musty odor persists even though no mold is visible
- Someone in the home has asthma, allergies or a weakened immune system
A remediation crew typically contains the work area, removes affected materials, cleans remaining surfaces, and dries the structure so the problem does not return.
