Where Plantation’s rain goes

Old Plantation Water Control District, formed in 1946, handles about 10,000 acres on the east side with roughly 36 miles of waterways and four major pump stations. Plantation Acres Improvement District covers the rural west between Hiatus and Flamingo Roads. When a storm drops more than the pumps can move, the extra water sits on lawns and in the street. In June 2017, flooding near Old Hiatus Road left residents stuck in their driveways, with water leaking into some homes.

Water that came in off the yard or the street is flood cleanup: soaked carpet and padding come up, the drywall gets a flood cut, and the slab and the wall faces get washed down first.

Low ground in Plantation Acres

Still rainwater covers most of a fenced acre lot in front of a single story block ranch house under oak trees.

In the South Acres part of Plantation Acres, the district’s own records describe water standing more than three days after storms. That ground sits about a foot lower than the rest of the district, has no pump station of its own, and the raised roads around it hold the water in.

Water that sits against the outside walls for days wicks into baseboards, the lower drywall and the tack strip and pad under carpet, even if it never crosses the threshold. If it gets in, emergency water removal pulls it out so drying can start.

Acre lots and 1960s and 1970s houses

Plantation started in 1947 with houses sold on full-acre lots, and Old Plantation still has them, many with a canal behind the back fence. About a third of Plantation’s homes were built in the 1960s and 1970s. At that age, the original cast iron drain pipe under the slab can crack or rust through. The first sign is often a damp floor, a musty closet or a stain at the base of a wall, not a drip. Drain water counts as contaminated, so say so if you think a drain is the source.

FAQ

Asked by Plantation owners and renters

We were away during the storm and came home to a wet house. Is it too late to dry it?

No, but start now. Mold can take hold on soaked drywall and padding in 24 to 48 hours, which means some of it may need to come out instead of being dried. Moisture readings show what can still be saved.

Rain blew in under the sliding patio doors. Which parts need checking?

The flooring by the door, the baseboard and the drywall on both sides of the opening. In a heavy storm the door track fills and spills inside. Wood and laminate near the door can cup within days, so have it read before a rug goes back over it.

Is Plantation Acres covered, even with the big lots?

Yes. Plantation Acres is covered like the rest of Plantation. On a big lot with a long drive, tell us where the house sits and which way in is easiest for a truck.
