Leaks in Deerfield's older condos rarely stay in one unit. Call, and each unit the water got into is measured and dried, yours first.

Deerfield Beach is the last Broward city before the Hillsboro River and Palm Beach County, and much of its housing is condos built around 1980 for owners who spend part of the year up north. South Florida Restoration Co arranges water damage restoration throughout Deerfield Beach, including Century Village, the block houses of The Cove and the condos by the beach. Tell us what’s wet, and we’ll get a licensed, insured crew on it.
Century Village East opened in 1979 on 800 acres, with 8,508 condo units sold to buyers over 55. Units share floors, ceilings and walls, so a toilet line or a water heater that lets go upstairs turns into a drip or a brown ring on the ceiling downstairs, and sometimes into wet drywall next door. Next on the list is the AC closet. If the condensate drain line backs up, the pan spills onto the closet floor and into the wall behind it, and water damage from an AC leak traces where that overflow tends to run.
Every unit the water touched is measured separately with a moisture meter. Whether the ceiling drywall in the downstairs unit can stay up depends on those numbers and the hours it stayed wet, and cutting or drying wet drywall explains how that gets decided.

Around 7,400 Deerfield Beach homes stand vacant for months at a time, roughly one in six. A drip behind a locked door can go on for a month, and the first anyone hears of it is water coming through the downstairs neighbor’s ceiling. With the owner out of state, the association or a neighbor with a key gets in and closes the valve to the unit. Then call us with the unit number, who has the key and where the water is showing, so drying can start upstairs and down.
A unit shut up for the summer with the thermostat off can grow mildew without any leak. Keeping humidity down in a closed-up home goes over the settings that prevent it.
Most of the city’s housing, about 62 percent, dates to the 1970s and 1980s, with 1978 as the median year. At that age plenty of the original parts have been swapped out once and some never have: valves that only half close, the closet water heater, braided lines under the sinks. Washer hoses and ice maker lines give out no matter how old the house is. A drip beneath a vanity or behind the fridge can soak the cabinet base and the flooring long before the floor goes soft or a stain shows.
In late October 2025, a few hours of hard overnight rain filled SE Seventh and SE Eighth Avenues faster than the drains could take it. One homeowner on Eighth told Local 10 he had about six inches of water through the whole house within half an hour. A neighbor on Seventh told WSVN he had two inches inside. The neighborhood had recently been through a drainage project.
Water that rolls in under the door from the street is flood water and gets handled that way. Carpet and pad come up, baseboards come off, drywall near the floor is trimmed off a little past where the meter stops reading wet, and the concrete gets a wash, all before the dehumidifiers go in. Flood cleanup walks through that order.

Calling from a condo? Have the building and unit ready, and say whether the water started in your unit or came from above, and whether the upstairs owner is out of town. From a house, say if the water rolled in from outside under the door or from a pipe.

FAQ
It does. The community sits in 33442, one of the Deerfield Beach ZIP codes on the list. Tell us the building name, the unit and whether the neighbor downstairs is seeing water too.
No. Soaked carpet and pad are heavy and slippery, and the crew needs to see where the water spread before anything moves. If the breaker is dry and easy to reach, turn off power to the wet room, lift small valuables off the floor and leave the rest.
Yes. The equipment is loud and puts out some heat, but most people stay home through the dry-out. It gets placed so you can still walk through, and it runs day and night until the readings show the floor and walls are dry.
Yes. An inch is enough to soak the carpet pad, the baseboards and the bottom edge of the drywall, and drywall pulls water higher than the line on the floor. Street water isn't clean either, so anything it touched gets washed before a single dehumidifier is switched on.
