Doral grew out of swampland west of Miami International Airport, and most of it went up after 2000. South Florida Restoration Co lines up water damage restoration for the warehouses, showrooms and offices on the east side and for condos, townhouses and houses elsewhere in Doral.
The blocks along NW 79th Avenue
Doral sits close to sea level and drains slowly. Record rain in May 2012 flooded NW 79th Avenue from NW 25th to 58th Street, NW 33rd Street and the industrial blocks around NW 53rd Street. In May 2020 a shop at 79th Avenue and 53rd Street had several inches of water inside. In 2025 the mayor said 79th Avenue had been flooding for more than a decade, and a business owner there said water stands for weeks. The first of five drainage projects, a trench at 79th Avenue and 29th Street, has started.
Street water carries oil, fuel and whatever was in the gutter, so this is flood cleanup: wet drywall and insulation come out at the base of the walls, and the slab gets cleaned before any drying.
Warehouses, showrooms and offices

Much of Doral’s business is importers, exporters and distributors near the airport. In a warehouse, water spreads across the slab under racking and pallets, and boxed stock on the floor wicks it up, as does drywall in the front offices and showroom. Wet stock comes off the slab first. Drying usually runs in sections, the wet area closed off while the rest of the floor keeps working. Commercial water damage covers drying big open spaces.
Condo towers and townhouses
About 64 percent of the housing dates from 2000 or later. Roughly 30 percent sits in 50-plus-unit buildings, another quarter is townhouses, and over half of households rent. In buildings this new, the leak is usually a loose fitting, a burst washer hose or an AC drain pan that overflowed, and the water travels through the slab or under the wall into the next unit. If it’s coming from the floor above, see what to do about water from the unit upstairs.
Doral ZIP codes with a Miami mailing address
Doral addresses in 33122, 33126, 33166, 33172, 33178 and 33182 are covered, even where the mailing city reads Miami. Some also reach into neighboring communities. Don’t see your ZIP? Call anyway and we’ll check your address.
Tell us on the call whether it’s a business or a home, if street water got in or a pipe let go, how deep it got and whether it’s still coming in. For a warehouse, say what’s sitting on the floor.
