Tide water through the drains
In the Marina Historic District along the Intracoastal, king tides have pushed water over docks and up through storm drains, and high-tide flooding closed Marine Way in October 2019, NOAA storm records show.

Near the coast, a lot of Delray Beach water damage starts with the Intracoastal, and downtown and the barrier island have older buildings that sit close to it. When you call South Florida Restoration Co, we start with what put the water there: the tide, the rain or the plumbing. The drying plan follows from that.
A king tide can flood a Marina street on a dry, sunny day. It flows back up through the stormwater outfalls and out of the drains, and in the lowest blocks it reaches yards, garages and doorways. That water has mixed with whatever was on the street, so it’s handled as outside water: what it soaked inside is removed or washed down, then dried, the same as any flood cleanup.
It has reached homes. On October 5, 2017, WPTV reported a king tide that filled Marine Way streets and some houses, and a neighbor said years of high tides had ruined the floors of one house and left mold in its walls. NOAA storm records from that day note water entering a home on Marine Way near SE 1st Street at high tide. After Hurricane Nicole in 2022, Marina Historic District residents told WPTV they flood with every significant rain.
Tide water is brackish. Drywall and wood that soaked it up keep reading damp in humid air until the salt is washed out.
Around Old School Square, Del-Ida Park and the Marina district, many houses are decades older than the rest of the city, with original wood floors, plaster or block walls and plumbing patched over the years. Those materials hold water longer than new drywall, but they’re often worth drying in place. Moisture readings decide what stays and what gets cut out.
Inland, heavy rain is the bigger threat. On May 18, 2020, a weather station near Lake Ida measured 7.37 inches of rain, NOAA storm records show.

West of I-95, much of Delray’s housing is condos and villas from the 1970s and 1980s, including the big 55+ community at Kings Point. With so many units shut for part of the year, a failed water heater or an overflowing AC drain pan can spread into the unit below or beside it with nobody home. The association opens the unit and closes the valve, then moisture readings show which units need drying. The guide to handling a leak from the unit upstairs covers the order of steps.

Calling from the Marina district? Tell us whether the street flooded from the tide or from a storm. From a condo out west, give the building and unit number. Those two answers decide how the job gets set up.

Old backflow valves on the city's stormwater outfalls let tide water flow back into streets, and the city has a state Resilient Florida grant to replace them.
Half of Delray's homes went up between 1970 and 1989, by 2024 Census estimates, and the typical home is about 40 years old.
Roughly one home in eight, about 4,400, is a winter home that stands empty in summer.

FAQ
Not usually, but it isn't clean either. Storm drain water is tide water and street runoff, so it's handled as outside flood water. Carpet, pad and drywall it soaked are removed, and the floors and walls that stay are cleaned before drying.
Often. Original wood floors, plaster and solid wood trim from a clean leak can usually be dried in place with moisture readings to track them. What comes out is material that's failed, like plaster that has let go or flooring that won't flatten, and anything soaked by outside water.
Yes. Kings Point's ZIP code, 33484, is covered. Tell us the building and unit when you call, since water in those buildings often reaches the unit below.
