Most homes are in big towers
Roughly 80 percent of Aventura's housing sits in towers with at least 50 units, and half of it dates to the 1980s or 1990s, by 2024 Census estimates.
Miami-Dade County
About three in ten Aventura homes are seasonal, closed for long stretches, so leaks go unseen. Call, and every wet unit gets readings and a dry-out plan.
ZIP codes in the area
Some of these ZIP codes also include neighboring communities.
Aventura grew up from the 1970s along the Intracoastal Waterway, and most of it is condo towers. Water damage anywhere in Aventura, high up on Williams Island or on the ground floor beside the lake at Biscayne Lake Gardens, is a job South Florida Restoration Co can get started, whether you’re home or calling from out of town.
Close to 7,900 Aventura homes are kept for seasonal or occasional use. If those units sit closed through the summer, they’re empty in the months when the AC works hardest, the rain is heaviest and hurricane season is under way. A unit closed up from May to November can drip for weeks with nobody inside to see it.
Often the neighbor below finds it first, as a stain on their ceiling or water around a light fixture. By then the water has usually soaked the floor, the lower walls and the closets in the unit above. The likely source is a clogged AC condensate line, a closet water heater, the washing machine line or the feed to a toilet. Water from an AC leak often travels well past the air handler closet.
If you’re away, the building staff can help. Give us the management office number and the name of whoever holds your key, and the crew can get in as soon as the source is shut off.

Eight in ten homes here are in 50-plus-unit towers. Half the housing was built between 1980 and 1999, and 1989 is the median build year, so most buildings are now past 30 years old. At that age, shutoff valves can seize, supply lines get brittle and an older water heater can start to seep at the base.
In a tower, water runs along the slab and down the plumbing chase, so one failed line can reach two or three floors. Each wet unit gets its own readings, and ceilings below often hold water above the drywall where it can’t be seen. Dripping from the floor overhead? The first steps are in dealing with water from a neighbor’s unit.
In June 2024 the mayor said Aventura had more than 12 inches of rain in 24 hours, a third more than it usually gets in all of June. At Biscayne Lake Gardens, the condo complex around its lake stayed flooded the next day, and first-floor residents watched the water keep rising. Long-time residents there say that with this much concrete, the water has nowhere to go, Local 10 News reported. The mayor said the city keeps adding fixed pumps every year.
The city also lists the ocean, the Oleta River and Biscayne Bay as the reasons Aventura is exposed to storm surge, high surf and king tides. Water that comes in under a door from a lake, a street or the bay is handled as flood cleanup. Soaked carpet, pad and lower drywall get pulled, and everything left standing gets scrubbed before the drying starts.

FAQ
Call the management office so staff can shut your unit's water, then call us. Tell us who can let the crew in and pass along any photos the staff takes. Your unit and the one underneath both get moisture readings, since the water usually spreads past the stain.
The AC. If it's running, the air handler keeps pulling water out of the air, and a clogged condensate line spills it into the closet with the main valve closed. That's why the AC closet is one of the first places a crew checks in a unit that's been shut for the season.
Not all of it. Solid wood and metal pieces can usually be cleaned and dried. Mattresses, upholstered furniture and rugs that sat in lake or street water usually can't be saved. Take photos of everything before it gets moved.
